Honest limits

- A bath or tray that moves because it is not properly supported
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant

About our bathroom resealing in Southpark Village
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on basins & vanity units, baths and sinks & splashbacks, and people most often call us about sealant that has split, shrunk or peeled away and smears of silicone across the tiles.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

FAQs for Southpark Village
Is Southpark Village in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Southpark Village is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Can a failed shower seal in a tenement flat in Southpark Village leak into the flat below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Bathroom resealing in Southpark Village: local notes
Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Priesthill & Darnley station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- Any mould that needs treating
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- How much there is to do
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- What’s wrong with the joints now

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. For a tenement in Southpark Village, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- Mention if the joints have been sealed before

Advice
Keeping the joints in good condition
Looking after new joints is easy:
- Check the joints every few months for splits or lifting
- Move toiletries away from the joint
- Wait for the cure time we give you
- Stick to a soft cloth and a mild cleaner
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
Signs you need bathroom resealing in Southpark Village
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
The most common problems we see are:
- Water escaping at the shower enclosure
- Water getting behind the kitchen upstand
- Lumpy, uneven sealant from a DIY attempt
- Black spots spreading through the bead
