Remedial sealant near Southpark Village

Remedial sealant for homes and businesses in Southpark Village

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we’ll tell you rather than reseal something that will not fix it. We work on expansion joints, shrunken worktop sealant and leaking tray & enclosure joints, and people most often call us about dark patches showing through the sealant and a shower that leaks however often it’s resealed.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Southpark Village as anywhere in the city.

Whatever the size of the job, you get the same 12-month guarantee in Southpark Village and across Glasgow.

How it works

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. For a tenement in Southpark Village, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks

Advice

Quotes for remedial sealant in Southpark Village

There’s no set price list. What we look at:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • How much there is to do
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

When you call or email, it’s useful to know:

  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Sealant in an older building that needs testing for asbestos first
  • A tray or bath that’s cracked
  • Water damage behind tiles that needs a tiler

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Signs you need remedial sealant in Southpark Village

A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.

Signs it’s time to call us include:

  • A shower that leaks however often it’s resealed
  • Thick, messy sealant smeared over tiles
  • Torn expansion joints
  • Sealant that came away because the surface wasn’t prepared

For site and facilities teams at buildings such as Eastwood High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Yes. Every job comes with our one-year guarantee.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Clean sealant with mild products only
  • Keep the room well ventilated
  • Deal with small splits early
  • Ask why a joint failed before redoing it

Keep the room ventilated: use the extractor or open a window after showering.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

Southpark Village homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

For landlords with property near Priesthill & Darnley station, botched sealant from a previous quick fix is easier to strip out between tenants.
