Remedial sealant in Parkhouse, done properly
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that will not fix it. Typical jobs include a shower that leaks however often it’s resealed and sealant peeling off a dusty or damp surface, on failed movement joints, expansion joints and leaking tray & enclosure joints.
Parkhouse is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What we can’t put right
Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant will not put right:
- Tiles that have come away from the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Sealant in an older building that needs testing for asbestos first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Landlords, agents and businesses in Parkhouse
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Different surfaces, different methods
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed colour-matched to the worktop.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Have loose fittings fixed before resealing
- Run the fan after every shower
- Use a soft cloth, not a scourer, on silicone
- Don’t add new sealant on top of old
Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
Parkhouse: your questions answered
Can you help a landlord with a rental near Nitshill station?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover Parkhouse for remedial sealant?
Yes, Parkhouse is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Where are you based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Someone sealed over the old bead. Can you fix it?
Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Can you remove old sealant without damaging the bath?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
Can you match the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How we quote for remedial sealant
There’s no set price list, because jobs vary so much. What we look at:
- The size of the job
- Any working-time requirements on site
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
What we need to know
When you call or email, these details help:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- The problem you’ve noticed
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
How the visit works
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a typical bath or shower, longer where several layers have been applied, and we explain the cure time before we leave. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Parkhouse, it helps to know the floor, the door entry arrangements and the nearest parking.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
How to prepare
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed
- Clear items away from the joints we are working on

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathrooms and kitchens in Parkhouse
Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you let a flat or house near Nitshill station, botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Barrhead High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
