Do you need remedial sealant in Carnwadric?

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Signs it’s time to call us include:

  • Repeat leaks from the same joint
  • Caulk or the wrong sealant used in a wet area
  • Movement joints that have split or pulled away
  • Wide, uneven beads that look worse than the old ones

For landlords with property near Kennishead station, a joint that keeps failing is best fixed properly while the property is empty.

About our remedial sealant in Carnwadric

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We are often asked to deal with wide, uneven beads that look worse than the old ones and dark patches showing through the sealant, on botched or over-sealed joints, leaking tray & enclosure joints and mouldy bath & shower sealant.

From stone-built tenements to new flats and suburban houses, Carnwadric is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Air the bathroom so the sealant can dry
  • Never fill a movement joint with mortar or grout
  • Use a soft cloth, not a scourer, on silicone
  • Act on a lifting corner right away

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

Carnwadric: your questions answered

Could a leaking bath seal in my Carnwadric flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Can you help a landlord with a rental near Kennishead station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

What if the leak is not the sealant?

Then we explain what we have found. A plumber or fitter may be needed before any new sealant goes on.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. We’ll tell you before any work starts.

Landlords, agents and businesses in Carnwadric

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Remedial sealant around Carnwadric

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

Schools such as Hillpark Secondary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the job changes by surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

What affects the cost of remedial sealant

We quote each job individually. These are the things that affect it:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • Working hours on commercial sites

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you call or email, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will take it from there.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many layers have to come out. Inside a flat in Carnwadric, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Let us know about parking restrictions
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

Getting a quote

Advice

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Sealant in an older building that needs testing for asbestos first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
