External mastic in Carnwadric

Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. If you are dealing with joints where the bead has come unstuck and leaking joints around cladding and façade panels, we can put it right.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Carnwadric, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.

All our work comes with a one-year guarantee.

Your questions about external mastic in Carnwadric

Do you cover Carnwadric for external mastic?

Yes. Our work covers the whole of Scotland, and Carnwadric is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

How is work on the outside of a tenement in Carnwadric usually arranged?

It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before we start.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Where do you work from?

Mr Mastic is based in Crawley. We cover Carnwadric and the rest of Glasgow.

Common problems we fix in Carnwadric

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

Common reasons people contact us are:

  • Weeds or debris growing in open joints
  • Movement joints filled with mortar instead of sealant
  • Brick movement joints where the sealant has split
  • Cracked joints where brick meets render or frames

Letting a property close to Kennishead station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • Whether all the old sealant comes out first
  • Whether VAT is included
  • Which sealant they’ll use, and why
  • How the colour is chosen

10 questions to ask before you book

When it is not the sealant

Before booking, it’s worth knowing the limits:

  • Subsidence or other structural problems
  • Cracks in the bricks or render themselves, away from the joints
  • Render that is blown, hollow or coming away

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block

Leave it or put it right?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Private landlords in Carnwadric must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Read what affects the cost or what customers say.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • Any working-time requirements on site
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Helping us quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the property is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Carnwadric buildings and the weather

The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Historic houses like Pollok House (about 1.4 miles north) are a reminder that the area around Carnwadric has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Historic houses such as Pollok House, about 1.4 miles north, show how far back building around Carnwadric goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as Hillpark Secondary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. In a city area like Carnwadric, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
