About our bathroom resealing in Auldhouse

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Auldhouse. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with mouldy sealant that has gone black and splits where the tray meets the wall, across wet rooms, basins & vanity units and shower trays & enclosures.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Your job is guaranteed for a year, as with all our work.

What affects the quote in Auldhouse

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The size of the job
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • Any access issues, like height or stairs

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a morning or an afternoon for most single baths and showers. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Auldhouse, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints

Ask for a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Stick to a soft cloth and a mild cleaner
  • Open a window or run the fan so the room dries
  • Don’t leave water standing on kitchen joints
  • Avoid abrasive pads on the sealant

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just send an email to info@mrmastic.co.uk.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks

What we’re called out for in Auldhouse

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • Mouldy sealant that has gone black
  • Two layers of silicone, both failing
  • A joint torn by a bath that flexes
  • Smears of silicone across the tiles

In the older streets around Pollokshaws Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Is the old sealant removed completely?
  • Whether they’re fully insured
  • Whether VAT is included
  • How the surfaces are prepared before sealing

Your questions about bathroom resealing in Auldhouse

Can a failed shower seal in a tenement flat in Auldhouse leak into the flat below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Do you work for landlords with property near Pollokshaws West station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Where are you based?

We work from Crawley. Our applicators cover Auldhouse, along with the rest of our area.

Why act early in Auldhouse

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Auldhouse, damp can travel a long way before it shows.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Domestic, commercial and hotel work
  • You choose the colour before work begins
  • We are fully insured

Bathroom resealing in Auldhouse: local notes

Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Pollokshaws West station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Hillpark Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
