Bathroom resealing in Hillpark, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Hillpark. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We are often asked to deal with black mould in the silicone that won’t clean off and a joint torn by a bath that flexes, across sinks & splashbacks, shower trays & enclosures and wet rooms.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

All of our work is guaranteed for twelve months.

Quotes for bathroom resealing in Hillpark

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • When we can work, for business premises

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Don’t leave water standing on kitchen joints
  • Clean with a mild bathroom cleaner and a soft cloth

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

When it isn’t the sealant

We will not take on work that won’t last, so these are the limits:

  • Water getting in through the grout rather than the sealant
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Landlord and commercial work in Hillpark

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Bathroom resealing around Hillpark

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

Homes close to Pollokshaws Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Thornliebank station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Hillpark Secondary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Hillpark is about 3 miles south of Glasgow, in Glasgow. Hillpark gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Glasgow, we cover 183 places, Hillpark among them.

Work in G43, G46 and G44 works the same way as everywhere else we cover. If you need bathroom resealing at a property on Ledi Road, Attow Road and Tinto Road or a nearby road, our applicators can take on the job. We also cover the places around Hillpark: Merrylee (1 mile south-east), Newlands (1 mile east), Auldhouse (1 mile north), Muirend (1 mile east) and Pollokshaws (1 mile north). Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Questions from Hillpark

Could a leaking bath seal in my Hillpark flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you cover Hillpark for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Hillpark is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens on the day

When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work normally takes a morning or an afternoon for most single baths and showers. Parking in city streets around Hillpark can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
