How we handle bathroom resealing in Pollok

Across Pollok, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with a reseal done over the top of the old bead and gaps where the bath or tray has moved, on baths, wet rooms and shower trays & enclosures.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Your job is guaranteed for a year, as with all our work.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Squeegee the walls and tray after use
  • Keep the fan on for a while after bathing
  • Move toiletries away from the joint
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What we’re called out for in Pollok

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Common reasons people contact us are:

  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved
  • Shrunken sealant along the back of a worktop
  • Lumpy, uneven sealant from a DIY attempt

Our hiring checklist

Bathrooms and kitchens in Pollok

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

Managing a site like St. Paul's High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we do, step by step

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Pollok, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Quotes for bathroom resealing in Pollok

There’s no set price list. What we look at:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • The old material and how stubborn it is

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

To make quoting easier, please include:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Why act early in Pollok

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Your questions about bathroom resealing in Pollok

I’m in a tenement in Pollok. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Can you do bathroom resealing in Pollok?

Yes. Our work covers the whole of Scotland, and Pollok is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Do you have insurance?

Yes. Full insurance covers our work.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.
