Regrouting in Pollok

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have grout stained black or orange that won’t clean and grout that’s cracking and breaking up, we can help.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What happens if it’s left?

Patching a few joints can look like a quick win, but the patches often don’t match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Pollok: your questions answered

Do you work for landlords with property near Priesthill & Darnley station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you do regrouting in Pollok?

Yes, Pollok is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

How long does the job take?

Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer, and we will say how long yours will take.

Can you regrout just the shower?

Yes. Many jobs are just the shower walls, or the area where the grout has gone.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What the job involves on each surface

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can do part of a wall or all of it.

Bathrooms and kitchens in Pollok

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

For site and facilities teams at buildings such as St. Paul's High School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Priesthill & Darnley station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What affects the quote in Pollok

The quote reflects the job in front of us. We take into account:

  • Any working-time requirements on site
  • The amount of work
  • How easy the joints are to reach
  • Mould in or behind the old joints

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose tiles, which need refixing first
  • Water coming from plumbing rather than grout
  • Cracked or broken tiles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take anything from a few hours to a full day, depending on the area. Parking in city streets around Pollok can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

Looking after it afterwards

So the new joints stay in good condition:

  • Use a squeegee on the tiles after showering
  • Skip wire brushes and scourers
  • Avoid neat bleach and strong acid descalers on grout
  • Run the extractor fan during and after a shower

Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.

Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.
