Rosshall questions
Could a leaking bath seal in my Rosshall flat reach the neighbours below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.
I let a flat near Crookston station. Can you help?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
How long does the new silicone need before I use the shower?
After around 24 hours in most cases. We will tell you the cure time for the product we used.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Bathroom resealing in Rosshall
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and people most often call us about gaps between the worktop and the wall and water getting behind the bath panel.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Bathrooms and kitchens in Rosshall
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.
Managing a site like Rosshall Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that is regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Baths
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
- Wet rooms
- Basins & vanity units
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Wipe the sealant dry after showering
- Do not leave water standing on kitchen joints
- Give the silicone its full cure time
- Keep bottles off the sealant line
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a city area like Rosshall, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints

Advice
Why act early in Rosshall
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. In a tenement flat in Rosshall, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
What the job involves on each surface
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
When to call us in Rosshall
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Any of these means the joints need attention:
- Leaking joints on a shower screen
- Two layers of silicone, both failing
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
Letting a property close to Crookston station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
