Bathroom resealing in Hawkhead
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you are dealing with black spots spreading through the bead and water getting behind the bath panel, we can put it right.
Bathrooms in smaller places like Hawkhead work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You get a one-year guarantee, the same in Hawkhead as everywhere else we work.

What we do, step by step
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. Outdoor work around Hawkhead depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
How to get a quote

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Wait for the cure time we give you
- Wipe the sealant dry after showering
- Check the joints every few months for splits or lifting
- Don’t leave water standing on kitchen joints
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Bathroom resealing around Hawkhead
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
For site and facilities teams at buildings such as St Andrew's Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When something else is needed
Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant will not put right:
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
- Wet rooms
- Baths
- Basins & vanity units
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Surface by surface
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
What we’re called out for in Hawkhead
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
It’s worth asking for a quote if you see:
- Black spots spreading through the bead
- Lumpy, uneven sealant from a DIY attempt
- New sealant laid over old sealant that is now lifting
- Water getting behind the kitchen upstand
Rented homes near Hawkhead station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Before you book anyone
- How long to leave it before use
- Which colour the sealant will be
- Who does the work, and how experienced they are
- Whether the sealant suits the joint
