Floor Joint Sealing in Hawkhead
Problem with your floor joints in Hawkhead? We cut out the old, prepare the joints and apply the right sealant.
- Perimeter joints in tiled floors filled with grout
- Cracked grout where a tiled floor needs a movement joint
- Chipped and open joints in warehouse floors
How we handle floor joint sealing in Hawkhead
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. If you’re dealing with caulk that has cracked where the floor moves and open gaps along the bottom of skirting boards, we can help, on commercial floors, wet room & bathroom floors and concrete floor joints alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Walk round the room once a year and look at the edges
- Ask before painting over a sealed joint
- Do not fill floor joints with caulk where they move or get wet
- Use furniture pads near skirting
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it until it’s ready.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant won’t put right:
- Damaged concrete that needs breaking out and repairing
- Leaks from a failed tanking system
- Tiles that have lifted or broken
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Different surfaces, different methods
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.
Concrete floor joints
Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.
Why act early in Hawkhead
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In a place like Hawkhead, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What happens on the day
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours for most rooms, longer for large commercial floors. Somewhere like Hawkhead may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied.
- Finally, we check the work and talk you through aftercare.
Getting ready for the visit

Your questions about floor joint sealing in Hawkhead
Do you cover Hawkhead for floor joint sealing?
Yes, Hawkhead is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Do you cover smaller places like Hawkhead?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you seal where the floor meets the bath panel?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.
Where is Mr Mastic based?
We work from Crawley. We cover Hawkhead and the rest of Glasgow, along with the rest of our area.
Can grout be replaced with sealant on a tiled floor?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant so the floor can move.
New homes and floors in Hawkhead
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
If you let a flat or house near Hawkhead station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

What affects the cost of floor joint sealing
For a quick quote, just ask. The main things that affect it are:
- How many areas need sealing
- The type of sealant required
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
To make quoting easier, let us know:
- Access, such as stairs, a lift or height
- If someone has resealed it before
- The problem you’ve noticed
- A few photos by email, if you can
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Common problems we fix in Hawkhead
New floors settle once they’re in use. Gaps at the edges appear in the first year or so and anything rigid cracks.
The problems people normally mention when they call include:
- Floor edges that trap water and grime
- Cracked caulk along skirting in bathrooms and kitchens
- Chipped and open joints in warehouse floors
- Failed seals where bathroom floors meet baths and panels
Schools such as St Andrew's Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
