New build mastic in Hawkhead

New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you are dealing with untidy sealant flagged on a snagging list and worktop and upstand sealant coming away, we can help.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Every job comes with our 12-month guarantee.

Honest limits

A few problems are outside what sealant work can do:

  • Leaking fittings rather than failed sealant
  • Cracking that points to a structural problem
  • Disputes or warranty claims with your builder

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Don’t seal over failed sealant yourself
  • Use the extractor fan every time you shower
  • Report sealant problems to your builder during the snagging period
  • Act quickly if a seal starts to leak

Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

How to choose a mastic man

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Yes. Our work covers the whole of Scotland, and Hawkhead is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

I rent my home. Can I book you?

Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

What does new build mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours in a single home. Outside jobs in Hawkhead need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children

How the job changes by surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Skirting and floors

New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.

Why act early in Hawkhead

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Dealing with it early keeps the damage away from ceilings, floors and finishes. In a place like Hawkhead, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.
