New build mastic in Crookston, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We work on bathrooms & en suites, plot handovers and kitchens, and the jobs we see most are joints pulling apart as timber shrinks and sealant work across a run of new homes.

Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two, in Crookston as anywhere.

Each job carries a 12-month guarantee, whatever its size.

New build mastic around Crookston

The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For new homes near Crookston station, it’s worth checking the sealant early, while snags are still fresh.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Wait for the cure time before using a resealed shower
  • Use the extractor fan every time you shower
  • Check bath and shower seals every few months as the house settles
  • Put sealant faults on your snagging list early

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries.

Early snagging is easier snagging. Small faults turn into leaks if left over time.

Leave it or put it right?

A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. For landlords in Crookston, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Movement caused by a poorly fitted tray or bath
  • Leaks from pipes, valves or wastes, which need a plumber
  • Disputes or warranty claims with your builder

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

  • Show homes
  • Skirting & floors
  • Plot handovers
  • Windows & doors
  • Bathrooms & en suites

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the number of plots. For a tenement in Crookston, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks

Common problems we fix in Crookston

New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. Drying timber shrinks and pulls joints apart and the sealant has to cope with the movement.

Look out for any of the following:

  • Beads laid onto grit and dust from the build
  • Joints pulling apart as timber shrinks
  • Cracked sealant around new window and door frames
  • Smeared, uneven beads picked up at snagging

In and around Crookston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Comparing quotes

  • Which colour the sealant will be
  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • The length of the guarantee

Your questions about new build mastic in Crookston

I let a flat near Crookston station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can you do new build mastic in Crookston?

Yes. We work across all of Scotland, and Crookston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we will quote.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Why does sealant fail so quickly in new builds?

There are generally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you work through snagging lists?

Yes. We often work straight from a snagging list. We’ll go through the sealant items and agree what we’ll do.

Different surfaces, different methods

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.
