About our fire rated sealant in Hawkhead

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on. If you have gaps flagged on a fire risk assessment and unsealed gaps where pipes and cables go through a wall, we can help, whatever the surface.

For holiday lets, guest houses and community buildings in or near Hawkhead, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Every job is covered by a one-year guarantee, wherever you are in Glasgow.

Aftercare tips

To keep the joints looking good and working properly:

  • Keep the record of products and locations with your fire safety documents
  • Include fire stopping when you schedule refits
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Check whether a sealant can be painted before decorating over it

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

Signs you need fire rated sealant in Hawkhead

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

Keep an eye out for these signs:

  • Linear gaps at the head of walls
  • Ordinary sealant used where a fire-rated product was needed
  • Unsealed gaps where pipes and cables go through a wall
  • Joints picked up in a fire-stopping survey

Schools such as St Andrew's Academy are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Which colour the sealant will be
  • What insurance they hold
  • Who does the work, and how experienced they are

10 questions to ask before booking

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Fire risk assessments, which need a qualified assessor
  • A wall that isn’t a fire-resisting element to begin with
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Service penetrations
  • Plasterboard & masonry
  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs
  • Linear gaps

Different surfaces, different methods

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach, and we will tell you.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail and we flag any that need another system.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. For a place like Hawkhead, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed

Advice

Questions from Hawkhead

Do you cover smaller places like Hawkhead?

Yes. Hawkhead is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Hawkhead station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame, and we’ll mention anything we notice about the door.

How long does the job take?

Most jobs take anything from a few hours to several days, depending on how many gaps there are. We will confirm how long when we quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Why it’s worth doing now in Hawkhead

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job and needn’t wait for anything else. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.
