- Black mould in the silicone that will not clean off
- A joint torn by a bath that flexes
- Leaking joints on a shower screen
How we handle bathroom resealing in Govan
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, baths and shower trays & enclosures, and common reasons people get in touch are gaps where the bath or tray has moved and leaking joints on a shower screen.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.
Your job is guaranteed for a year, as with all our work.

Bathroom resealing in Govan: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.
In the older streets around St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Partick station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Govan is about 1 mile south of Partickhill, in Glasgow. If you need bathroom resealing in Govan, please drop us a line at info@mrmastic.co.uk for a quick quote. We cover Glasgow from our Crawley base. Our Glasgow coverage runs to 183 places, Govan among them.

When something else is needed
In fairness, there are a few things sealant won’t fix:
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
- Water getting in through the grout rather than the sealant
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Baths
- Kitchen worktops & upstands
- Wet rooms
- Basins & vanity units
- Sinks & splashbacks
- Shower trays & enclosures
Surface by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line does not stand out.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Common questions in Govan
Do you work for hotels and guest houses in Govan?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
I’m in a tenement in Govan. Could worn sealant affect the flat downstairs?
It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Are you insured?
Yes, we are fully insured for domestic and commercial work.
Do you come to Govan?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Govan.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Avoid abrasive pads on the sealant
- Look for lifting corners and small gaps now and then
- Do not leave water standing on kitchen joints
- Squeegee the walls and tray after use
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What else we do in Govan
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Scottish rain finds any gap around a frame or wall joint, and in Govan, damp can spread through stone and plaster before anyone sees it.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- The number and length of the joints
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- Mould in or behind the old joints
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
What we need to know
When you call or email, it’s useful to know:
- Whether it has been sealed before
- The problem you’ve noticed
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes half a day or less for one room, longer when the kitchen is included. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Govan, it helps to know the floor, the door entry arrangements and the nearest parking.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
