Quotes for external mastic in Moorepark

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • How we’d reach the joints

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

About our external mastic in Moorepark

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for brick movement joints where the sealant has split and hard, crazed mastic that has stopped moving, on joints between brick and frames, copings & trims and façade panels.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. Around Moorepark, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

All our work comes with our one-year guarantee.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Walls that need new movement joints cut into them
  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. For landlords in Moorepark, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Why us?

  • Domestic, commercial and hotel work
  • You choose the colour before work begins
  • Colour picked to suit the job
  • Sanitary silicone with an anti-fungal additive in wet areas

Your questions about external mastic in Moorepark

Can you help a landlord with a rental near Dumbreck station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Who arranges sealant work on the shared parts of a tenement in Moorepark?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How do you reach high-level joints?

That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we will confirm the access.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Moorepark, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

Advice

Keeping the joints in good condition

Aftercare is simple:

  • Walk round the building once a year and look at the joints
  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it
  • Fix overflowing gutters above sealed joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Walls and rooflines in Moorepark

Glasgow’s tenements are largely red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Rented homes near Dumbreck station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Tenement House, about 1.9 miles north-east, is one of the historic houses in the wider area around Moorepark.
