Questions from Pollokshields
Do you work in hotels near Pollokshields?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
I’m in a tenement in Pollokshields. Could worn sealant affect the flat downstairs?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Where are you based?
We work from Crawley. We cover Pollokshields and the rest of Glasgow.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Do you work in Pollokshields?
Yes. We work in Pollokshields, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.
Bathroom resealing for homes and businesses in Pollokshields
Homes in Pollokshields have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you’re dealing with leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can help, whatever the surface.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
All our work comes with our one-year guarantee, wherever you are in Glasgow.

Honest limits
In fairness, there are a few things sealant will not fix:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it is not properly supported

Bathroom resealing around Pollokshields
Pollokshields has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.
In the older streets around Trinity U.F Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Craigholme School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Different surfaces, different methods
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
When to call us in Pollokshields
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally won’t clean off.
Common reasons people contact us are:
- Cracked, shrunken or lifting silicone
- Lumpy, uneven sealant from a DIY attempt
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
Rented homes near Pollokshields West station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Questions to ask before you book
- The length of the guarantee
- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
- Whether you can choose the colour
Why act early in Pollokshields
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Pollokshields, damp can travel a long way before it shows.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean. For a tenement in Pollokshields, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Before we arrive
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit

Advice
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
