Crossmyloof Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Crossmyloof. Fully insured, ARBOMaster approved and guaranteed for a year.
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
- Black mould in the silicone that won’t clean off
How we handle bathroom resealing in Crossmyloof
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and people most often call us about a joint torn by a bath that flexes and black mould in the silicone that won’t clean off.
From stone-built tenements to new flats and suburban houses, Crossmyloof is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
Each job carries a 12-month guarantee, whatever its size.

Crossmyloof questions
Do you work for landlords with property near Maxwell Park station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Could a leaking bath seal in my Crossmyloof flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What should I tell you?
Let us know what needs doing and where. We’ll ask anything else we need to know.

Quotes for bathroom resealing in Crossmyloof
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- The old material and how stubborn it is
- Mould in or behind the old joints
- Access and height
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- Where the job is, and your postcode
- Photos by email, if that is easy
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
For bathroom resealing in Crossmyloof, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.
Why deal with it now?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Crossmyloof, damp can travel a long way before it shows.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Crossmyloof homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. There are hotels and other places to stay in and around Crossmyloof. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Letting a property close to Maxwell Park station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Shawlands Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How the visit works
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Crossmyloof, tell us the floor, how the door entry system works and where we can park nearby.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
How to look after the new joints
To keep the joints looking good and working properly:
- Squeegee the walls and tray after use
- Keep the fan on for a while after bathing
- Look for lifting corners and small gaps now and then
- Give the silicone its full cure time
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
