Regrouting near Crossmyloof

Regrouting for homes and businesses in Crossmyloof

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. Common call-outs are for grout that stays dark however much it’s cleaned and good tiles let down by tired grout, on shower walls, tiled floors and wet rooms.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Looking after it afterwards

So the new joints stay in good condition:

  • Check the corner silicone every few months
  • Clean with a soft brush, not anything metal
  • Stick to mild products for cleaning grout
  • Give the walls a quick rinse after use

Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Crossmyloof homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Crossmyloof has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For landlords with property near Maxwell Park station, stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Shawlands Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Landlords, agents and businesses in Crossmyloof

For anyone letting property in or around Crossmyloof, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Why deal with it now?

Patching a few joints can look like a quick win, but the patches often don’t match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Crossmyloof, damp can travel a long way before it shows.

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Every job guaranteed for a year
  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely

Questions from Crossmyloof

I’m in a tenement in Crossmyloof. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.

Do you work for landlords with property near Maxwell Park station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Do you come to Crossmyloof?

Yes. We work in Crossmyloof and the rest of Glasgow. For a quote, drop us a line at info@mrmastic.co.uk.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is it possible to regrout only the shower area?

We can. We’ll look at the rest of the room too and tell you if anything else needs attention.

What the job involves on each surface

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

What affects the quote in Crossmyloof

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • The type of sealant required
  • How easy the joints are to reach

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What to tell us for a quote

To make quoting easier, let us know:

  • Where the property is
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

When something else is needed

In fairness, some problems need a different trade:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Damaged tiles that need replacing
  • Movement in a stud wall or floor

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Bathroom floors
  • Bathroom wall tiles
  • Tiled floors
  • Kitchen splashbacks
  • Wet rooms
  • Shower walls

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a city area like Crossmyloof, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us if parking is tricky
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
