How we handle regrouting in Pollokshields

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on shower walls, tiled floors and kitchen splashbacks, and the jobs we see most are crumbling grout between the tiles and grout stained black or orange that won’t clean.

From stone-built tenements to new flats and suburban houses, Pollokshields is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

FAQs for Pollokshields

Can a failed shower seal in a tenement flat in Pollokshields leak into the flat below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.

Can you help a landlord with a rental near Pollokshields West station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What goes in the corners, grout or silicone?

Corners get silicone, not grout. They flex, and grout there cracks.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient.

Do you work in Pollokshields?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Pollokshields, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks

Leave it or put it right?

Patching a few joints can look like a quick win, but the patches often don’t match and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Scottish rain finds any gap around a frame or wall joint, and in Pollokshields, damp can spread through stone and plaster before anyone sees it.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Get any tile that moves checked promptly
  • Look at the sealant in the corners now and then
  • Rinse soap off the tiles after each shower
  • Do not use strong acidic cleaners on grout

Clean the grout with a mild bathroom cleaner with a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.

How the job changes by surface

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Regrouting in Pollokshields: local notes

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Pollokshields West station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. Managing a site like Craigholme School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Trinity U.F Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
