How we quote for fire rated sealant

The quote reflects the job in front of us. We take into account:

  • Any working-time requirements on site
  • The type of sealant required
  • The old material and how stubborn it is
  • Whether there’s mould to deal with

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • Where the property is
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

Fire rated sealant in Renfrew, done properly

Bigger jobs can be worked through in stages, flat by flat or floor by floor. That record is useful for your files and for whoever looks at the building next. Common call-outs are for seals cut through by electricians, plumbers or data installers and open gaps behind door architraves, across service penetrations, plasterboard & masonry and linear gaps.

Commercial jobs in a town like Renfrew range from shops and offices to schools, hotels and care homes, all with washroom, kitchen and fire-rated joints to look after.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How the job changes by surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

Door frames

Frame gaps are usually hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Sign-off of the building, which sits with building control or your assessor
  • Fire doors that need new seals, closers or hardware
  • Walls or floors that weren’t built to resist fire

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Linear gaps
  • Door frames
  • Plasterboard & masonry
  • Flats & HMOs
  • Service penetrations
  • Pipe & cable gaps

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Ask every contractor to reseal any fire stopping they disturb
  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it
  • Keep the record of products and locations with your fire safety documents

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint and we will tell you which one you have.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The process

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. In a Scottish town like Renfrew, parking is generally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints

How to get a quote

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Advice

Leave it or put it right?

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Private landlords in a town like Renfrew must keep homes wind and watertight under the Repairing Standard. Replacing failed sealant early is simpler than dealing with a complaint.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Renfrew questions

Do Scottish building rules affect fire-rated sealant work in Renfrew?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you help a landlord with a rental near Hillington West station?

Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

How much does fire rated sealant cost in Renfrew?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Is intumescent sealant the same as fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
