Fire rated sealant in Shieldhall

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on flats & HMOs, pipe & cable gaps and plasterboard & masonry, and common reasons people get in touch are ordinary sealant used where a fire-rated product was needed and cracked or shrunken fire-rated sealant.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so jobs in Shieldhall can be programmed room by room, with out-of-hours working possible to arrange.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Shieldhall: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

I let a flat near Hillington West station. Can you help?

Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Openings too large for sealant, which need batts, boards or another system
  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Door frames
  • Plasterboard & masonry
  • Flats & HMOs
  • Linear gaps
  • Service penetrations
  • Pipe & cable gaps

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Shieldhall, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Advice

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check risers, ceiling voids and cupboards during building checks
  • Store the list of sealed gaps with your building paperwork
  • Get damaged fire seals looked at promptly
  • Ask every contractor to reseal any fire stopping they disturb

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint and we will tell you which one you have.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job and needn’t wait for anything else. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Shieldhall, damp can travel a long way before it shows.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

Landlord and commercial work in Shieldhall

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

How the job changes by surface

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point to make sure it suits the product.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for each gap size.

How we quote for fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • The size of the job
  • Whether the work is at height
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.
