Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

About our external mastic in Shieldhall

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. Typical jobs include hard, crazed mastic that has stopped moving and damp patches traced to an open external joint, across façade panels, copings & trims and brickwork movement joints.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Shieldhall, those joints dry out over time and let water in behind the render or cladding.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Private landlords in Shieldhall must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

What external mastic looks like in Shieldhall

Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Schools such as Renfrew High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Pollok House, about 3.3 miles south-east, is one of the historic houses in the wider area around Shieldhall.

Shieldhall is about 1 mile south-east of Renfrew, in Glasgow. For external mastic in and around Shieldhall, please email us at info@mrmastic.co.uk for a quick quote. We cover Glasgow from our Crawley base. 183 places in Glasgow are on our list, large and small.

Common problems we fix in Shieldhall

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and make things worse.

Look out for these signs:

  • Weathered mastic that no longer stretches
  • Sealant that has lost its bond to the brick or render
  • Joints with sealant missing in places
  • Weeds or debris growing in open joints

If you let a flat or house near Hillington West station, outside joints that have cracked can let damp into a rental, so check them between lets.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Walk round the building once a year and look at the joints
  • Keep soil, plants and ivy away from the joints
  • Get split or bare joints resealed while the damage is small
  • Ask before painting over external sealant

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Cracks in the bricks or render themselves, away from the joints

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Joints between brick and frames

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. For a tenement in Shieldhall, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Advice

Shieldhall questions

Do you work for landlords with property near Hillington West station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

How is work on the outside of a tenement in Shieldhall generally arranged?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Where is Mr Mastic based?
