Floor joint sealing for Shieldhall homes and businesses

Floor joint sealing in Shieldhall, done properly

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we close it with a flexible sealant instead. Typical jobs include concrete floor joints that have broken down and floor edges that trap water and grime, on thresholds, commercial floors and wet room & bathroom floors.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Shieldhall, we cover those floor joints as well as plot mastic for developers.

Whatever the size of the job, it’s backed by our one-year guarantee in Shieldhall and across Glasgow.

What the job involves on each surface

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.

Wet room and bathroom floors

Floor joints in bathrooms take water every day. They’re sealed with a flexible, anti-fungal silicone.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Structural movement or subsidence
  • Tiles that have lifted or broken
  • Floors that are uneven or need levelling

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most rooms, longer for large commercial floors and we leave things clean and tidy. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Shieldhall, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Signs you need floor joint sealing in Shieldhall

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack and joints fail.

Common reasons people contact us include:

  • Failed seals where bathroom floors meet baths and panels
  • Dirt and water collecting in open floor joints
  • Cracked grout where a tiled floor needs a movement joint
  • Open gaps along the bottom of skirting boards

If you look after a building such as Renfrew High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What to look for in a quote

  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared

Joints and finishes in Shieldhall homes

Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

What happens if it’s left?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. For landlords in Shieldhall, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why book with us

  • Any old sealant cut out fully, not covered over
  • Over 20 years’ experience
  • Every job guaranteed for a year
  • Colour picked to suit the job

Read our cost guide or our reviews.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
