About our sand mastic in Shieldhall

We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. Common call-outs are for patchy fillers round a sash window and a silicone bead on a sash window that spoils the look, on sash and case windows, timber door frames and tenement windows.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. Whether you’re in a tenement flat or a house in Shieldhall, the joint between frame and wall is what keeps the weather out.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Crumbling stone or brickwork round the window
  • Broken panes
  • Whether work needs listed building consent

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Brick reveals
  • Sash and case windows
  • Tenement windows
  • Stone surrounds
  • Period & listed homes
  • Timber door frames

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Check with your local planning authority if your home is listed
  • Don’t run silicone over sand mastic
  • Have rotten timber repaired before new mastic goes in
  • Do not paint over the new mastic

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

Shieldhall homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Historic houses such as Pollok House, about 3.3 miles south-east, show how far back building around Shieldhall goes, and older homes nearby need a sealant that suits their walls. Schools such as Renfrew High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Shieldhall is about 1 mile south-east of Renfrew, in Glasgow. Whether you’re in the middle of Shieldhall or further out, we cover sand mastic for every kind of property, from flats and houses to offices and hotels. Our Glasgow coverage runs to 183 places, Shieldhall among them.

Our applicators cover all of PA4, G52 and G51 for sand mastic and the streets around it. That includes homes and businesses on Watt Road, Lorne Road and Row Avenue and the roads around them. With the M8 and A736 close by, Shieldhall is easy for our applicators to reach for sand mastic. Close by, we work in Renfrew (1 mile north-west), Penilee (1 mile south), Scotstoun (1 mile north-east), Hillington (1 mile south) and Cardonald (1 mile south-east). Within a short drive, we also cover Glasgow (4 miles east), Hillhead (3 miles east), Dowanhill (3 miles east), Woodlands (3 miles east), Woodside (4 miles east) and North Kelvinside (4 miles east).

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Do you need sand mastic in Shieldhall?

Rain on the window surround works into any crack and loosens it further. Windows facing the weather tend to go first.

The problems people normally mention when they call are:

  • Silicone on a period window that looks wrong
  • Patchy fillers round a sash window
  • Gaps between timber frames and stone or brick
  • Weathered mastic on the most exposed windows

Rented homes near Hillington West station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

Before you book anyone

  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • What guarantee comes with the work
  • When the joint can take water or movement

Shieldhall questions

How is work on the outside of a tenement in Shieldhall usually arranged?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t, and we can quote for the factor or the owners directly.

Can you do sand mastic in Shieldhall?

Yes, Shieldhall is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

How long does sand mastic take to harden?

Not right away. The skin forms first, and the full set comes later, and we will tell you what to expect.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Should I use sand mastic or silicone?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames generally get a flexible sealant.

Different surfaces, different methods

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.

How it works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Inside a flat in Shieldhall, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • When we can work, for business premises
  • Which sealant suits the joint
  • How easy the joints are to reach

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
