Sand mastic in Stobhill

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We work on stone surrounds, period & listed homes and brick reveals, and the jobs we see most are mastic worn away on windows facing the weather and gaps where the frame meets the masonry.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you are in a tenement flat or a house in Stobhill, the joint between frame and wall is what keeps the weather out.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Don’t run silicone over sand mastic
  • Have rotten timber repaired before new mastic goes in
  • Take care around the mastic when scraping paint
  • Find out about consent before window work on a listed home

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

What affects the cost of sand mastic

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • How easy the joints are to reach
  • The amount of work

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • Where the property is
  • If someone has resealed it before
  • Photos by email, if that’s easy

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours per window, depending on the condition of the joints. Inside a flat in Stobhill, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Stobhill homes and the weather

With historic houses such as Provand's Lordship (about 2.2 miles south) nearby, there’s older building stock in the area around Stobhill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Colston Wellpark Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions from Stobhill

How is work on the outside of a tenement in Stobhill usually arranged?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Can you help a landlord with a rental near Bishopbriggs station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What guarantee comes with the work?

Our one-year guarantee covers every job, sand mastic included.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we’ll talk you through it.

Can you replace silicone on a period window with sand mastic?

In most cases. We remove the silicone and clean the joint before the sand mastic goes in.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What we are called out for in Stobhill

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps round a timber door in stone or brick
  • Mastic that needs renewing before redecorating
  • Crumbling sand mastic round a window
  • Mastic worn away on windows facing the weather

Letting a property close to Bishopbriggs station? Then any sash windows need sound mastic to keep draughts and rain out.
