  • Sashes that need overhauling
  • Planning or listed building consent (your local planning authority decides)
  • Timber that has rotted

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Sand mastic for homes and businesses in Merrylee

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. If you are dealing with patchy fillers round a sash window and open joints round the window box, we can help.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Access and height
  • The type of sealant required

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

To help us quote quickly, please include:

  • How we’d reach the joints
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

What sand mastic looks like in Merrylee

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Merrylee is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

Managing a site like Hillpark Secondary School? Then the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Giffnock station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. Pollok House, about 1.6 miles north-west, is one of the historic houses in the wider area around Merrylee.

Merrylee is about 3 miles north-east of Newton Mearns, in Glasgow. Homes, rented property, offices and hotels in Merrylee can book us for sand mastic. The work is guaranteed for a year. 183 places in Glasgow are on our list.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Don’t paint over the new mastic
  • Go gently near the mastic when preparing windows
  • Inspect the joints round the windows every year or so
  • Ask the planning authority about consent for listed or conservation-area homes

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

Why act early in Merrylee

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Merrylee, damp can travel a long way before it shows.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the job changes by surface

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

Timber door frames

Doors face weather and wear, so their mastic can fail sooner. It’s renewed by hand.

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows in most cases. Inside a flat in Merrylee, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
