Fire rated sealant in Merrylee

Fire rated sealant for homes and businesses in Merrylee

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on service penetrations, flats & HMOs and linear gaps, and people most often call us about old fire sealant that has split or come away and standard silicone or caulk in a fire-stopping gap.

Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. For a building in Merrylee, the job might be washroom resealing or fire-rated sealant around service openings.

Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Assessing a building’s fire safety
  • Certifying a building or signing off its fire safety
  • A wall that is not a fire-resisting element to begin with

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Door frames
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Linear gaps
  • Plasterboard & masonry

How the visit works

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. For a tenement in Merrylee, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work

Advice

Landlord and commercial work in Merrylee

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Merrylee questions

Is Merrylee in your area for fire rated sealant?

Yes, Merrylee is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

How do Scotland’s building regulations apply to fire-rated sealant in Merrylee?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we will ask.

How much does fire rated sealant cost in Merrylee?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Are you fully insured?

Yes. We are fully insured.

Do you certify the fire stopping?

That isn’t something we state or certify. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.

How long does fire rated sealant take?

That depends on how much there is to do, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.

What the job involves on each surface

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point against the product’s tested range.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Do you need fire rated sealant in Merrylee?

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service is not always sealed again.

Look out for any of the following:

  • Unsealed gaps around fire door frames
  • Gaps flagged on a fire risk assessment
  • Fire stopping disturbed by later work
  • Fire seals that have cracked with movement

Managing a site like Hillpark Secondary School? Then fire-stopping around service openings should be restored whenever new services go in.

What your quote should include

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • How long to leave it before use
  • The length of the guarantee

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Check whether a sealant can be painted before decorating over it
  • Include fire stopping when you schedule refits
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Take photos of fire stopping before ceilings or boxing go back

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.
