Fire rated sealant for homes and businesses in Cathcart

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. Typical jobs include sealant items on a fire risk assessment action list and new service routes left unsealed after building work, on flats & HMOs, service penetrations and plasterboard & masonry.

Hotels, serviced apartments and student accommodation in Scotland’s cities need their bathrooms kept in order between guests, so jobs in Cathcart can be programmed room by room, with out-of-hours working possible to arrange.

There’s a 12-month guarantee on every job, whatever its size.

Fire rated sealant in Cathcart: local notes

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments. There are hotels and other places to stay in and around Cathcart. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Schools such as Shawlands Academy are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. If you let a flat or house near Cathcart station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Cathcart is about 2 miles north-east of Giffnock, in Glasgow. From the centre of Cathcart to the outskirts, we cover fire rated sealant for every kind of property. Cathcart is one of 183 places in Glasgow we cover for fire rated sealant.

Postcode districts we cover here for fire rated sealant: G44, G42 and G43. That includes homes and businesses on Craig Road, Elrig Road and Ossian Road and the roads around them. We also cover the places around Cathcart: Mount Florida (1 mile north-east), Langside (1 mile north-west), Muirend (1 mile south-west), Newlands (1 mile south-west) and Simshill (1 mile south-east). Larger places within reach include Hillhead (4 miles north), Dowanhill (4 miles north), Woodlands (4 miles north), Woodside (4 miles north), North Kelvinside (4 miles north) and Partickhill (4 miles north).

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Deciding what fire stopping a building needs
  • Walls or floors that weren’t built to resist fire
  • Openings too large for sealant, which need batts, boards or another system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Plasterboard & masonry
  • Linear gaps
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Door frames

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Allow for resealing whenever new services are run
  • Tell trades working in the building that fire seals must be put back
  • Never patch a fire seal with standard sealant
  • Check risers, ceiling voids and cupboards during building checks

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot, so ask us which we used.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Inside a flat in Cathcart, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

Quotes for fire rated sealant in Cathcart

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The size of the job

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Roughly how big the job is

Your questions about fire rated sealant in Cathcart

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you work for hotels and guest houses in Cathcart?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you cover Cathcart?

Yes. We work in Cathcart. For a quote, send an email to info@mrmastic.co.uk.

Do you have insurance?

Yes. Full insurance covers our work.

How long does fire rated sealant take?

That depends on how much there is to do, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Surface by surface

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run so there are no open sections left.

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before we start to keep disruption down.

Why it’s worth doing now in Cathcart

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Cathcart, damp can travel a long way before it shows.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

When to call us in Cathcart

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

These are the problems we are asked about most:

  • Open gaps behind door architraves
  • Linear gaps at the head of walls
  • Gaps around pipes and cables through fire-resisting walls
  • Gaps left after a refit or conversion

If you look after a church, hall or community building such as Cathcart South Church, older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • Whether VAT is included
  • Who turns up on the day
  • What happens if the job turns out different
  • Which colour the sealant will be
