Remedial sealant in Cathcart

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on shrunken worktop sealant, mouldy bath & shower sealant and botched or over-sealed joints, and the jobs we see most are sealant peeling off a dusty or damp surface and sealant applied over old sealant that has lifted.

In Scotland’s cities, including the area around Cathcart, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, which is hard on sealant and grout.

Our work is backed for twelve months, in Cathcart and everywhere else we cover.

Cathcart questions

Do you take on hotel work around Cathcart?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can a failed shower seal in a tenement flat in Cathcart leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

What if the leak isn’t the sealant?

Then we explain what we have found. A plumber or fitter may be needed.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and point out any existing damage.

Honest limits

It helps to know what we cannot do:

  • Plumbing leaks behind walls or under trays
  • A tray or bath that’s cracked
  • A bath, tray or worktop that moves until it’s properly fixed

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Failed movement joints

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on how many layers have to come out. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Cathcart, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Mention any tricky access

Why it’s worth doing now in Cathcart

Ripping out a bathroom isn’t usually needed. If the bath, tray and tiles are sound, remedial resealing generally puts it right. If they’re not, we’ll tell you. For landlords in Cathcart, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why Cathcart clients choose us

  • Sealant colour chosen to suit
  • Old sealant always removed completely
  • Neat joints and a tidy finish
  • 4.9 on Google from 180+ five-star reviews

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Use a soft cloth, not a scourer, on silicone
  • Keep an eye on the ceiling below the bathroom
  • Have loose fittings fixed before resealing
  • Find out why the sealant failed first

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old.

A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

When to call us in Cathcart

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

If you can see any of these, it’s time to have the joints looked at:

  • Thick, messy sealant smeared over tiles
  • Leaks that keep coming back after resealing
  • Decorators’ caulk around a bath or shower
  • Over-sealed joints coming away

For site and facilities teams at buildings such as Shawlands Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Remedial sealant around Cathcart

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

For an older house near a landmark such as Cathcart South Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Cathcart station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
