About our remedial sealant in Simshill
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on shrunken worktop sealant, leaking tray & enclosure joints and failed movement joints, and common reasons people get in touch are products that weren’t meant for the joint and floor or wall movement joints that have failed.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
Your job is guaranteed for a year, as with all our work.

The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Simshill, tell us the floor, how the door entry system works and where we can park nearby.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks

Bathrooms and kitchens in Simshill
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
Schools such as St Margaret Mary's Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Cathcart station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Simshill is about 2 miles north-east of Giffnock, in Glasgow. Simshill gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Simshill is one of 183 places in Glasgow where we work for remedial sealant.
All of G44 and G45 is covered for remedial sealant, from the main roads to the quietest streets. Questions from Simshill
I’m in a tenement in Simshill. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.
Can you do remedial sealant in Simshill?
Yes, Simshill is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Do you have insurance?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
What if resealing won’t fix my leak?
That is why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
Leave it or put it right?
Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

When something else is needed
In fairness, there are a few things sealant won’t fix:
- A tray or worktop that needs refixing first
- Cracks in the fitting rather than the joint
- Water damage behind tiles that needs a tiler
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Botched or over-sealed joints
- Expansion joints
- Failed movement joints
- Leaking tray & enclosure joints
Surface by surface
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is usually part of the cause. We will reseal and tell you if extraction looks to be the issue.
Keeping the joints in good condition
Looking after new joints is easy:
- Air the bathroom so the sealant can dry
- Do not wait for a small gap to become a leak
- Clean sealant with mild products only
- Report a tray that rocks or a worktop that lifts
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant can’t hold back a problem underneath.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.
Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What affects the cost of remedial sealant
The quote reflects the job in front of us. We look at:
- The old material and how stubborn it is
- How much there is to do
- Mould in or behind the old joints
- How many areas need sealing
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
When you call or email, it’s useful to know:
- Whether it has been sealed before
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
