Remedial sealant & repairs in Muirend, Glasgow
Failed sealant joints in Muirend need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Leaks that keep coming back after resealing
- Mould trapped under a layer of silicone
- Caulk or the wrong sealant used in a wet area
How we handle remedial sealant in Muirend
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. If you have black mould underneath the bead and beads that never stuck properly, we can help, whatever the surface.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What affects the cost of remedial sealant
For a quick quote, just ask. The main things that affect it are:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- Which sealant suits the joint
- Whether there’s mould to deal with
What you pay reflects the work, not guesswork. That is why we ask a few questions first.
Asking for a quote
To help us quote quickly, let us know:
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job.
Honest limits
It helps to know what we cannot do:
- A tray or bath that is cracked
- Sealant in an older building that needs testing for asbestos first
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Shrunken worktop sealant
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Expansion joints
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Check trays and worktops do not move
- Act on a lifting corner straight away
- Never seal over old silicone
- Use a soft cloth, not a scourer, on silicone
Watch the joint over the first few weeks, especially if movement was the problem. Should anything change, email us at info@mrmastic.co.uk.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

The process
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking in city streets around Muirend can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
How to prepare
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules
- Move anything stored near the joints

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Do you need remedial sealant in Muirend?
Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.
Most people get in touch after spotting something like this:
- Sealant applied over old sealant that has lifted
- Kitchen joints letting water behind the worktop
- Thick, messy sealant smeared over tiles
- Movement joints that have split or pulled away
Rented homes near Muirend station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Bathrooms and kitchens in Muirend
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
Managing a site like Hillpark Secondary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Merrylea Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Muirend: your questions answered
Can a failed shower seal in a tenement flat in Muirend leak into the flat below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.
Can you help a landlord with a rental near Muirend station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
What if resealing won’t fix my leak?
We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we will not reseal for the sake of it.
What information do you need?
A short description and the location. We will ask anything else we need to know.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
My shower still leaks after a reseal. Can you sort it?
Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.
Leave it or put it right?
Another bead over the top will not fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Different surfaces, different methods
Mouldy bath & shower sealant
Mould that has grown into silicone does not clean out for good. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal with a low-modulus product.
