How we handle sand mastic in Hillpark

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We work on sash and case windows, period & listed homes and brick reveals, and people most often call us about draughts and rain around sash boxes and mastic round period door frames that has failed.

Hillpark is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

Whatever the size of the job, it’s backed by our 12-month guarantee in Hillpark and across Glasgow.

Common questions in Hillpark

Who arranges sealant work on the shared parts of a tenement in Hillpark?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Your title deeds will say who owns the windows.

Is Hillpark in your area for sand mastic?

Yes, Hillpark is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Which is right for my windows, sand mastic or modern sealant?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant.

Do you offer different sealant colours?

Most of the time, yes. We will tell you which colours the right product comes in.

How long does sand mastic take?

As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

How long does sand mastic take to go off?

It forms a skin fairly soon and it hardens fully over a longer time. The weather and joint depth both affect it.

How much does sand mastic cost in Hillpark?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What sand mastic looks like in Hillpark

With historic houses such as Pollok House (about 1.3 miles north-west) nearby, there’s older building stock in the area around Hillpark as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Homes close to Pollokshaws Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Thornliebank station, cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as Hillpark Secondary School, larger buildings have plenty of frames, and the mastic around each one ages.

Landlord and commercial work in Hillpark

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Planning or listed building consent (your local planning authority decides)
  • Damaged stone surrounds
  • Timber that has rotted

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Stone surrounds
  • Tenement windows

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours per window, depending on the condition of the joints. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Hillpark, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Advice

Quotes for sand mastic in Hillpark

For a quick quote, just ask. What matters most is:

  • Any mould that needs treating
  • Any working-time requirements on site
  • How many areas need sealing
  • Access and height

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

What to tell us for a quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Any access issues, like height or stairs
  • A few pictures by email, if you can

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.

What the job involves on each surface

Tenement and terrace windows

Where a building is shared, window work may involve neighbours, so check who is responsible first.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Get any rot dealt with first
  • Ask us before painting near the mastic
  • Avoid patching sand mastic with silicone
  • Clear gutters so water doesn’t pour onto the windows

Leave the new mastic unpainted, which is the traditional advice. If you’re redecorating, ask us first.
