Glazing silicone in Hillpark, done properly
Sealant on glazing does not last for ever. Weather and movement take their toll, and once it cracks, water follows. Resealing puts that right. If you’re dealing with water running down inside the glass and leaking glazing joints on a rooflight, we can help, on conservatory frames, glass-to-glass joints and shower screens alike.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.
All our work is covered by a 12-month guarantee, wherever you are in Glasgow.

Frames and glazing around Hillpark
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Windows normally belong to the flat, but the title deeds have the final say.
If you look after a building such as Hillpark Secondary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Pollokshaws Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Quotes for glazing silicone in Hillpark
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- The number and length of the joints
- Working hours on commercial sites
- How easy the joints are to reach
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the property is
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- Pictures of the joints, sent by email
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Open vents or windows to let moisture out
- Clean glass with a mild cleaner and a soft cloth
- Wipe the screen down after showering
- Act on drips or damp patches early
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.
A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Failed flashing around a conservatory
- Structural problems with a conservatory roof
- A sealed unit that has misted inside
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

How the visit works
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. The work usually takes anything from an hour or two to most of a day, depending on the size of the job. Inside a flat in Hillpark, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- A neutral-cure glazing silicone is applied and tooled.
- Each joint is checked and, where possible, water-tested.
Preparing for the visit
- Tell us about any water getting in
- Clear items away from the joints we’re working on
- Mention any parking rules near the property
How to get a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Related advice
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Surface by surface
Shower screens
Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.
Glass balustrade bases
Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.
Your questions about glazing silicone in Hillpark
How do repairs to the shared parts of a tenement in Hillpark get organised?
It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
I let a flat near Thornliebank station. Can you help?
Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can you replace a misted double-glazed unit?
We do not replace glass. We look after the sealant joints, and we will tell you if a unit looks like it has failed.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours, depending on how many joints need doing. We will give you a better idea when we quote.
Is balustrade sealant something you do?
Yes. The sealant joint at the base can be renewed. Fitting glass is a separate trade.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator.
When to call us in Hillpark
Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.
Keep an eye out for these signs:
- Failed joints on frameless glass
- Stained, discoloured glazing silicone
- Split or lifting silicone on glass
- Water running down inside the glass
If you let a flat or house near Thornliebank station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.
