What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a single window, longer for several. Somewhere like Chryston may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Advice

Sand mastic in Chryston, done properly

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. Renewing it closes the gap and tidies the surround. If you have open joints round the window box and mastic worn away on windows facing the weather, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with our 12-month guarantee.

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Broken panes
  • Masonry that needs repairing
  • Planning or listed building consent (your local planning authority decides)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Why it’s worth doing now in Chryston

If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Do you need sand mastic in Chryston?

Age is the main cause. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

The most common problems we see are:

  • Tired mastic found when preparing windows for paint
  • Draughts and rain around sash boxes
  • Mastic round period door frames that has failed
  • Silicone on a period window that looks wrong

If you let a flat or house near Stepps station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What to look for in a quote

  • What preparation is included
  • Is the old sealant removed completely?
  • What happens if they find a problem under the old sealant
  • Who does the work, and how experienced they are

How to look after the new joints

So the new joints stay in good condition:

  • Find out about consent before window work on a listed home
  • Check the mastic when you check the paintwork
  • Avoid patching sand mastic with silicone
  • Make sure water runs off the sill

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Chryston homes and the weather

Chryston is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Chryston Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Chryston High School? Then its window and door frames need their mastic kept sound, just like a home’s.

Common questions in Chryston

Is Chryston within the area you cover?

Yes, Chryston is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Stepps station?

Yes. We work for landlords and letting agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Should I use sand mastic or silicone?

We will talk it through with you. Period homes often look best with sand mastic, and modern sealants suit newer frames.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
