Sand mastic in High Ruchill

Sand mastic in High Ruchill

On many period windows, sand mastic looks right and suits the building. Newer frames generally get a flexible sealant instead, and we will talk through which suits your home. We work on brick reveals, timber door frames and stone surrounds, and the jobs we see most are failed mastic on an exposed elevation and old sand mastic that has cracked, crumbled or fallen out.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in High Ruchill, and in a tenement the outside of the building may be a shared repair.

There’s a 12-month guarantee on every job, whatever its size.

How we quote for sand mastic

We do not publish a price list. The quote depends on:

  • The number of rooms or windows
  • How much there is to do
  • Whether there’s mould to deal with
  • Working hours on commercial sites

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • How we’d reach the joints

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a single window, longer for several, and the area is left clean. In a city area like High Ruchill, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Sort the mastic before the decorators arrive
  • Don’t run silicone over sand mastic
  • Ask the planning authority about consent for listed or conservation-area homes
  • Go gently near the mastic when preparing windows

Do not touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

Signs you need sand mastic in High Ruchill

Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.

Most people get in touch after spotting one of these:

  • Mastic worn away on windows facing the weather
  • Draughts and rain around sash boxes
  • Cement or filler used on old window joints that has cracked
  • Modern sealant on a period surround

If you live in an older home near Ruchill Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Questions to ask before booking

  • Is the old sealant removed completely?
  • The length of the guarantee
  • How the colour is chosen
  • How long to leave it before use

Our hiring checklist

Why act early in High Ruchill

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and finishes neatly against the masonry. Scottish rain finds any gap around a frame or wall joint, and in High Ruchill, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Crumbling stone or brickwork round the window
  • Decisions on consent for listed homes
  • Decayed frames that need repair

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Brick reveals
  • Sash and case windows
  • Timber door frames
  • Stone surrounds

Sand mastic in High Ruchill: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Who owns the windows depends on the title deeds.

For site and facilities teams at buildings such as Cleveden Secondary School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Gilshochill station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Your questions about sand mastic in High Ruchill

Is High Ruchill in your area for sand mastic?

Yes, High Ruchill is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Who arranges sealant work on the shared parts of a tenement in High Ruchill?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can sand mastic be painted?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
