About our sand mastic in Yoker

We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you are dealing with a silicone bead on a sash window that spoils the look and gaps where the frame meets the masonry, we can help.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. Access is the first thing to plan for a job in Yoker.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What happens if it’s left?

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

We also work for property managers and facilities teams. Several sites can be quoted together.

What we do, step by step

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a few hours for a single window, longer for several for a typical job. Parking in city streets around Yoker can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Whether work needs listed building consent
  • Crumbling stone or brickwork round the window

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Stone surrounds
  • Sash and case windows
  • Tenement windows
  • Timber door frames
  • Brick reveals
  • Period & listed homes

Surface by surface

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

What we are called out for in Yoker

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

Look out for these signs:

  • Mastic round period door frames that has failed
  • Modern sealant on a period surround
  • Old sand mastic that has cracked, crumbled or fallen out
  • Failed mastic on an exposed elevation

Managing a site like Saint Andrew's High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Before booking anyone

  • Are they insured?
  • Whether they seal over old material or remove it

10 questions to ask before booking

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Yoker homes and the weather

Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Hamilton Memorial Church, the joint between an old wall and a newer frame is generally the first place rain gets in. If you let a flat or house near Yoker station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Yoker is about 2 miles south-east of Clydebank, in Glasgow. We provide sand mastic to homeowners, landlords and businesses in Yoker and nearby, as part of our work across Glasgow. Across Glasgow, we cover 183 places, Yoker among them.

Yes, Yoker is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Yoker station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Yoker, along with the rest of our area.

What exactly is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can sand mastic be painted?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
