Trusted remedial sealant in High Ruchill

High Ruchill: your questions answered

Do you work for landlords with property near Gilshochill station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Can a failed shower seal in a tenement flat in High Ruchill leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Can old silicone be taken off without scratching the tiles?

Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.

How long does the work take?

It takes a few hours, depending on how many layers have to come out. We’ll give you a timescale when we quote.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Can you reseal a split movement joint?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

How we handle remedial sealant in High Ruchill

The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. If you’re dealing with decorators’ caulk around a bath or shower and dark patches showing through the sealant, we can put it right, whatever the surface.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in High Ruchill as anywhere in the city.

Remedial sealant around High Ruchill

High Ruchill has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.

If you let a flat or house near Gilshochill station, botched sealant from a previous quick fix is easier to strip out between tenants. For an older house near a landmark such as Ruchill Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Cleveden Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Why deal with it now?

Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Older mastics that may need an asbestos check before removal
  • Cracks in the fitting rather than the joint
  • Water damage behind tiles that needs a tiler

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Shrunken worktop sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours, depending on how many layers have to come out, depending on the size of the job. Inside a flat in High Ruchill, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Clear the area around the work

  • Access and height
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • The number of rooms or windows
