Remedial sealant & repairs in Cadder, Glasgow
We cover Cadder for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

Remedial sealant in Cadder
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we will tell you rather than reseal something that will not fix it. If you’re dealing with worktop sealant that has shrunk and split and movement joints that have split or pulled away, we can help.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
There’s a 12-month guarantee on every job, large or small.

Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Find out why the sealant failed first
- Do not add new sealant on top of old
- Keep the room well ventilated
- Never fill a movement joint with mortar or grout
Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
Remedial sealant in Cadder: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
For site and facilities teams at buildings such as John Paul Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Nearby, we also carry out remedial sealant in Gilshochill (1 mile south-west), Lambhill (1 mile south-east), High Ruchill (1 mile south), Maryhill (1 mile west) and Ruchill (1 mile south). Landmarks near Cadder

Other landmarks nearby include Chinatown (2.1 miles south) and Ruchill Hospital (0.9 miles south-east). Open spaces near Cadder include Bardowie Loch and Castle Hill.
Why deal with it now?
Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, so the leak carries on and there’s now more to remove. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Landlord and commercial work in Cadder
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
When to call us in Cadder
Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.
It’s worth asking for a quote if you see:
- Sealant applied over old sealant that has lifted
- Black mould underneath the bead
- Beads that never stuck properly
- Leaks that keep coming back after resealing
If you let a flat or house near Gilshochill station, botched sealant from a previous quick fix is easier to strip out between tenants.
What your quote should include
- Who does the work, and how experienced they are
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
- How hidden problems are handled
How the visit works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for most joints, depending on how much old sealant has to come out. For a tenement in Cadder, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Mention any tricky access

What the job involves on each surface
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.
Questions from Cadder
Could a leaking bath seal in my Cadder flat reach the neighbours below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
I let a flat near Gilshochill station. Can you help?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Can you reseal a split movement joint?
Yes. Backing sets the depth and stops the sealant sticking to the back.
Do you have insurance?
Yes, we are fully insured.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Is remedial work guaranteed?
Yes. You get our 12-month guarantee, and we’re fully insured.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
