Window mastic for homes and businesses in High Ruchill
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have water coming in at the bottom corners of a door and gaps left after new windows were fitted, we can put it right.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.
You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What happens on the day
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. Parking in city streets around High Ruchill can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

Advice
High Ruchill homes and the weather
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. With historic houses such as Tenement House (about 1.6 miles south) nearby, there’s older building stock in the area around High Ruchill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For landlords with property near Gilshochill station, renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to Ruchill Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we are called out for in High Ruchill
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Keep an eye out for these signs:
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
- Gaps where the sill meets the wall
Schools such as Cleveden Secondary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before booking
- Whether all the old sealant comes out first
- What the cure time is
- What preparation is included
- Is VAT in the price?
Aftercare tips
So the new joints stay in good condition:
- Paint up to the joint, not over it
- Wash the frames with mild soapy water
- Wipe condensation off the frames
- Walk round the house once a year and look at the joints
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
What we can’t put right
We’ll always be straight with you, so here’s what new sealant will not do:
- Soft or decayed wood in the frame
- Faulty window hardware
- Damp coming through the wall itself rather than the frame joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Timber windows & doors
- uPVC windows
- Composite doors
- Aluminium frames
- Patio & French doors
- Window sills
Why deal with it now?
Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Doing several joints on one visit usually makes better use of the time than several visits. We will give you a clear quote for the lot.

FAQs for High Ruchill
Who arranges sealant work on the shared parts of a tenement in High Ruchill?
The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.
Do you work for landlords with property near Gilshochill station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Will new mastic stop draughts?
Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do you guarantee window mastic?
Yes. Every job comes with our 12-month guarantee, and we are ARBOMaster approved applicators.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
Are you insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
