Wyndford Window Mastic
Window and door frames in Wyndford need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Gaps where the sill meets the wall
- Rushed sealant from a window installation
- Damp patches on the reveal after heavy rain
How we quote for window mastic
We quote each job individually. These are the things that affect it:
- Mould in or behind the old joints
- The type of sealant required
- Any working-time requirements on site
- How much there is to do
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
What to tell us for a quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- Pictures of the joints, sent by email
- The address or postcode of the job
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Window mastic for homes and businesses in Wyndford
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have gaps between the frame and the inside reveal and sealant in the wrong colour for the frame, we can help, whatever the surface.
In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. For a flat in Wyndford, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Questions from Wyndford
How do repairs to the shared parts of a tenement in Wyndford get organised?
It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
Is Wyndford in your area for window mastic?
Yes. We work across all of Scotland, and Wyndford is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Can new window sealant be painted?
Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Are you insured?
Yes. Full insurance covers our work.
How many windows can you do in a day?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
The process
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a morning for a couple of windows and a door, and we explain the cure time before we leave. For a tenement in Wyndford, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Preparing for the visit
- Tell us if parking is tricky
- Clear items away from the joints we’re working on
- Let us know if you’ve seen damp or leaks

Window mastic in Wyndford: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Tenement House (about 1.6 miles south-east) nearby, there’s older building stock in the area around Wyndford as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Tenement House, about 1.6 miles south-east, is one of the historic houses in the wider area around Wyndford, and older homes nearby need a sealant that suits their walls. Letting a property close to Gilshochill station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Cleveden Secondary School, larger buildings have plenty of frames, and the mastic around each one ages.

What sealant work can’t fix
We will always be straight with you, so here’s what sealant cannot fix:
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- uPVC windows
- Aluminium frames
- Patio & French doors
- Timber windows & doors
- Window sills
- Composite doors
Different surfaces, different methods
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Composite doors
A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
Leave it or put it right?
Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
