New homes and floors in High Ruchill

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Glasgow, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Cleveden Secondary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as Ruchill Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Floor joint sealing in High Ruchill, done properly

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we close it with a flexible sealant instead. If you’re dealing with cracked caulk along skirting in bathrooms and kitchens and threshold joints that have opened or worn, we can put it right.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in High Ruchill.

Your questions about floor joint sealing in High Ruchill

Is High Ruchill in your area for floor joint sealing?

Yes, High Ruchill is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee on floor joint sealing in High Ruchill?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can I add another job to the visit?

Yes. Just list everything you need.

How long will you be here?

A typical job takes a few hours, depending on the length of joint, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you reseal concrete floor joints in an industrial unit?

Yes, from warehouses and units to offices and shops. We can plan around your opening times.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Common problems we fix in High Ruchill

A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.

These are the problems we are asked about most:

  • Cracked grout where a tiled floor needs a movement joint
  • Cracked caulk along skirting in bathrooms and kitchens
  • Skirting that has pulled away from the floor
  • Floor edges that trap water and grime

Letting a property close to Gilshochill station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours, depending on the length of joint, depending on the amount of work. In a city area like High Ruchill, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Advice

What affects the cost of floor joint sealing

Your quote is based on your job. We take into account:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The size of the job

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • The rough size of the job
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

What the job involves on each surface

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the new sealant bonds.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.

When something else is needed

It helps to know what we cannot do:

  • Movement too big for a sealant joint
  • Failed waterproofing under a wet room floor
  • Concrete repairs beyond the joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Thresholds
  • Tiled floors
  • Wet room & bathroom floors
  • Concrete floor joints
  • Skirting boards
  • Commercial floors

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not paint over silicone
  • Avoid sloshing water against skirting
  • Cone off fresh joints until they’re ready
  • Check skirting joints after the heating season

Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic, and we will tell you both.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
