How we handle floor joint sealing in Gilshochill
Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors. Common call-outs are for tiled floors with no room to move and skirting caulk that keeps splitting, across concrete floor joints, skirting boards and commercial floors.
New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What the job involves on each surface
Concrete floor joints
Hard wheels break down the edges of open joints. Sealing them supports the edges.
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.
Why it’s worth doing now in Gilshochill
Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead, so the joint stays closed. Scottish rain finds any gap around a frame or wall joint, and in Gilshochill, damp can spread through stone and plaster before anyone sees it.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

New homes and floors in Gilshochill
Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For site and facilities teams at buildings such as John Paul Academy, entrance and corridor floor joints take a lot of traffic.
Gilshochill is about 3 miles south-east of Bearsden, in Glasgow. Jobs in Gilshochill get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Glasgow coverage runs to 183 places, and Gilshochill is one of them.

When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Floors that are uneven or need levelling
- Concrete repairs beyond the joint
- Movement too big for a sealant joint

What we seal
- Concrete floor joints
- Commercial floors
- Wet room & bathroom floors
- Skirting boards
- Tiled floors
- Thresholds
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Have a cracking tiled floor checked before tiles break
- Keep caulk for dry, still joints only
- Walk round the room once a year and look at the edges
- Use furniture pads near skirting
Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.
Gilshochill: your questions answered
I let a flat near Gilshochill station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can you do floor joint sealing in Gilshochill?
Yes. We work across all of Scotland, and Gilshochill is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you work on commercial floors?
Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.
Can I choose the sealant colour?
In most cases you can choose. We’ll explain which colours are available and agree one before we start.
Do you guarantee your work?
Yes. All our work carries a 12-month guarantee.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What else we do in Gilshochill
When to call us in Gilshochill
Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and can reach the subfloor.
These are the problems we’re asked about most:
- Worn sealant at door thresholds
- Floor edges that trap water and grime
- Open joints around bathroom floor edges
- Skirting that has pulled away from the floor
Letting a property close to Gilshochill station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
What your quote should include
- How long to leave it before use
- Is VAT in the price?
- The length of the guarantee
- What product goes in the joint
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours, depending on the length of joint, depending on how much there is to do. In a city area like Gilshochill, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Mention if the joints have been sealed before
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in
