About our sand mastic in Bellahouston

Silicone on a period window often looks wrong and does not suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. Common call-outs are for modern sealant on a period surround and mastic worn away on windows facing the weather, across timber door frames, stone surrounds and period & listed homes.

Bellahouston is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

Whatever the size of the job, you get the same one-year guarantee in Bellahouston and across Glasgow.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours per window, depending on the condition of the joints. For a tenement in Bellahouston, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Clear the area around the work
  • Tell us about any water getting in
  • Tell us if parking is tricky

Bellahouston: your questions answered

Is Bellahouston in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Bellahouston is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

How do repairs to the shared parts of a tenement in Bellahouston get organised?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How long does sand mastic take to go off?

It skins over fairly quickly but takes longer to harden fully. We will explain what to expect before we leave.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Can sand mastic be painted?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

What exactly is sand mastic?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

What sand mastic looks like in Bellahouston

Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it. With historic houses such as Pollok House (about 1.5 miles south) nearby, there’s older building stock in the area around Bellahouston as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as Ibrox Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Dumbreck station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. Schools such as Bellahouston Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Landlord and commercial work in Bellahouston

For anyone letting property in or around Bellahouston, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What affects the quote in Bellahouston

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it has been sealed before
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Bellahouston, damp can travel a long way before it shows.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Make sure water runs off the sill
  • Have rotten timber repaired before new mastic goes in
  • Leave the new mastic unpainted
  • Inspect the joints round the windows every year or so

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Different surfaces, different methods
