Regrouting in Bellahouston, done properly

We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on shower walls, bathroom wall tiles and tiled floors, and the jobs we see most are old grout in a dated colour and crumbling grout between the tiles.

From stone-built tenements to new flats and suburban houses, Bellahouston is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Big or small, you get the same one-year guarantee.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours, or longer for a fully tiled room in most cases. Inside a flat in Bellahouston, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Bellahouston: your questions answered

Do you work in hotels near Bellahouston?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Dumbreck station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What should I tell you?

Tell us what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Do you guarantee regrouting?

All our work carries a 12-month guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

What affects the quote in Bellahouston

Your quote is based on your job. We look at:

  • The product the joint needs
  • The number of rooms or windows
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • The type of property
  • Any access issues, like height or stairs

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Rinse soap off the tiles after each shower
  • Wipe or squeegee the shower walls
  • Keep an eye on the silicone along the edges
  • Keep the fan on after showering

Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

Different surfaces, different methods

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. New grout freshens them up.

Shower walls

The grout in a shower takes the brunt of the water. We rake it out and regrout, and reseal the corners.

Why act early in Bellahouston

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Bellahouston, damp can travel a long way before it shows.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What regrouting looks like in Bellahouston

There are hotels and other places to stay in and around Bellahouston. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

For an older house near a landmark such as Ibrox Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Dumbreck station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Bellahouston Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
