  • Dirty, worn grout on a tiled floor

Regrouting in Mosspark

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We are often asked to deal with gaps where the shower grout has gone and cracked or crumbling grout lines, across wet rooms, tiled floors and kitchen splashbacks.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Mosspark as anywhere in the city.

Our work is backed for twelve months, in Mosspark and everywhere else we cover.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too in Mosspark and across Glasgow. We can quote a run of properties together, and we’re fully insured.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Why Mosspark customers choose us

  • We leave the area clean and tidy
  • Anti-fungal silicone where joints get wet
  • Full insurance on every job
  • Any old sealant cut out fully, not covered over

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Don’t ignore a tile that feels loose
  • Clean grout with a mild bathroom cleaner
  • Rinse soap off the tiles after each shower
  • Keep harsh bleach and acid cleaners off the grout

A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

What the job involves on each surface

Corners and edges

Edges are resealed while we are there, so the whole area is finished together.

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Common problems we fix in Mosspark

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. When black spots keep returning, the mould has generally got into the grout.

Look out for any of the following:

  • Kitchen splashback grout stained by grease
  • A grout colour that no longer suits the room
  • Stained grout that cleaning will not shift
  • Cracked or crumbling grout lines

For site and facilities teams at buildings such as Craigton Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • Which sealant they’ll use, and why
  • What happens if the job turns out different

10 questions to ask before booking

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Bathrooms and kitchens in Mosspark

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Mosspark, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Mosspark: your questions answered

Can you help a landlord with a rental near Corkerhill station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover Mosspark for regrouting?

Yes. We work across all of Scotland, and Mosspark is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will regrouting fix loose tiles?

If tiles are loose, something behind them has generally failed. Grout on its own won’t fix that and we will say so before going ahead.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Could my grout be a different colour after regrouting?

Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.

How long does the job take?

That depends on how much there is to do, but most jobs take a few hours for a shower enclosure, longer for a whole room. We will give you a better idea when we quote.

Can you regrout just the shower?

We can. We’ll look at the rest of the room too and let you know if more needs doing.

How long should I wait before showering?

The wait depends on the materials and how warm the room is. We’ll tell you exactly how long when the job is done.
