About our regrouting in Nethercraigs
We work across Nethercraigs, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. If you have grout stained black or orange that won’t clean and a grout colour that no longer suits the room, we can help, whatever the surface.
Nethercraigs is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
Every job comes with our one-year guarantee, wherever you are in Glasgow.

Bathrooms and kitchens in Nethercraigs
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
Homes close to St James' (Pollok) Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Corkerhill station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
Nethercraigs is about 3 miles south-west of Glasgow, in Glasgow. Jobs in Nethercraigs get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Glasgow coverage runs to 183 places, and Nethercraigs is one of them.
All of G52 and G53 is within our area for regrouting, from the main roads to the quietest streets. Whether your property is on Alcaig Road, Clunie Road and Langton Road or anywhere close by, we can help. If you’re just outside Nethercraigs, we cover Corkerhill (1 mile south-east), Mosspark (1 mile north-east), Halfway (1 mile north), Craigton (1 mile north) and Pollok (1 mile south-west). Further out, we also cover Glasgow (3 miles north-east), Hillhead (3 miles north-east), Dowanhill (3 miles north-east), Woodlands (3 miles north-east), Woodside (4 miles north-east) and North Kelvinside (4 miles north-east).

How the job changes by surface
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.
Shower walls
Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.
The process
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a shower enclosure, longer for a whole room. Parking in city streets around Nethercraigs can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Let us know about stairs, lifts or work at height

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Aftercare tips
So the new joints stay in good condition:
- Clean with a soft brush, not anything metal
- Run the extractor fan during and after a shower
- Rinse the tiles after showering
- Avoid neat bleach and strong acid descalers on grout
We’ll tell you when the area can be used again. Stick to that time, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Nethercraigs questions
Do you cover Nethercraigs for regrouting?
Yes. We work across all of Scotland, and Nethercraigs is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Could a leaking bath seal in my Nethercraigs flat reach the neighbours below?
It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Do you have insurance?
Yes. We are fully insured.
When can I use the shower again?
It varies with the products and the room. We’ll give you a time to follow when the job is done.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
How long does the job take?
As a guide, most jobs take anything from a few hours to a full day, depending on the area. Bigger jobs take longer, and we will tell you how long to expect.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Signs you need regrouting in Nethercraigs
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.
Any of these means the joints need attention:
- Corners filled with grout instead of silicone
- Old grout in a dated colour
- Floor grout that has worn and darkened
- Shower grout that has worn away
Managing a site like Lourdes Secondary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before you book
- How the colour is chosen
- What insurance they hold
- How much experience the applicator has
- Is VAT in the price?
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too in Nethercraigs and across Glasgow. Several sites can go on one quote, and we’re fully insured.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
What affects the cost of regrouting
Jobs vary more than people expect. What affects the quote:
- Access and height
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- The product the joint needs
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- Pictures of the joints, sent by email
- How we’d reach the joints
- Any previous sealing or DIY work
- The rough size of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
