Sand mastic in Govan

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sand mastic in Govan, done properly

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We work on sash and case windows, timber door frames and tenement windows, and the jobs we see most are cement or filler used on old window joints that has cracked and gaps between timber frames and stone or brick.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Govan, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

Whatever the size of the job, it’s backed by our 12-month guarantee in Govan and across Glasgow.

Work for landlords, hotels and businesses

For anyone letting property in or around Govan, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Govan: your questions answered

Can you help a landlord with a rental near Partick station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

How do repairs to the shared parts of a tenement in Govan get organised?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Where are you based?

We work from Crawley. We cover Govan and the rest of Glasgow, along with the rest of our area.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Broken panes
  • Decayed frames that need repair
  • Sashes that need overhauling

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from a few hours to a full day, depending on how many windows. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Govan, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

Advice

Govan homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Tenement House (about 1.6 miles east) are a reminder that the area around Govan has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around St Mary's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • The product the joint needs
  • Any mould that needs treating

Do you need sand mastic in Govan?

Rain on the window surround works into any crack and pushes it out. Exposed elevations generally fail first.

Most people get in touch when they notice something like this:

  • Mastic dropping out of the joint
  • Silicone on a period window that looks wrong
  • Patchy fillers round a sash window
  • Cracked mastic round a front door frame

If you let a flat or house near Partick station, any sash windows need sound mastic to keep draughts and rain out.

What to look for in a quote

  • Which colour the sealant will be
  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • Whether they seal over old material or remove it

10 questions to ask before you book

Why it’s worth doing now in Govan

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Private landlords in Govan must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
