How we handle sand mastic in King's Park

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. If you are dealing with old sand mastic that has cracked, crumbled or fallen out and draughty sash windows at the surround, we can put it right.

In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. Access is the first thing to plan for a job in King's Park.

Whatever the size of the job, it’s backed by our 12-month guarantee in King's Park and across Glasgow.

When to call us in King's Park

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

It’s worth asking for a quote if you see:

  • Gaps between timber frames and stone or brick
  • A silicone bead on a sash window that spoils the look
  • Tired mastic found when preparing windows for paint
  • Patchy fillers round a sash window

Historic houses such as Provand's Lordship, about 2.9 miles north, show how far back building around King's Park goes, and older homes nearby need a sealant that suits their walls.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not
  • What guarantee comes with the work

Our hiring checklist

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Masonry that needs repairing
  • Cracked or broken glass
  • Planning or listed building consent (your local planning authority decides)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Period & listed homes
  • Timber door frames
  • Brick reveals
  • Sash and case windows
  • Tenement windows
  • Stone surrounds

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ask a joiner to look at soft timber first
  • Check with your local planning authority if your home is listed
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Why act early in King's Park

Draughts round a sash window aren’t always the sashes. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why King's Park clients choose us

  • Every job guaranteed for a year
  • Neat joints and a tidy finish
  • Any old sealant cut out fully, not covered over
  • Sanitary silicone with an anti-fungal additive in wet areas

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Windows and doors in King's Park

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. King's Park is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

Rented homes near Kings Park station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Holyrood Secondary School, larger buildings have plenty of frames, and the mastic around each one ages.

King's Park is about 2 miles north-east of Giffnock, in Glasgow. We provide sand mastic to homes and businesses in King's Park and nearby. King's Park is one of 183 towns and villages in Glasgow we cover.

King's Park: your questions answered

I let a flat near Kings Park station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you cover King's Park for sand mastic?

Yes. Our work covers the whole of Scotland, and King's Park is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Can new sealant go over the old?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How it works

At the end, we look at the finished work together. The visit itself normally takes a few hours per window, depending on the condition of the joints, depending on the size of the job. In a city area like King's Park, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Clear the area around the work
